AENA provides Development Services for clients who seek an experienced partner in realizing complicated construction projects.  While we are able to provide all of the individual services necessary to complete any design or construction project, AENA will also provide comprehensive development services for their clients when brought in from project inception.  AENA’s team of architects, designers, engineers, expediters, brokers, and trades-people provide an experienced team to analyze each important step of the development process.  This integrated approach allows us to implement innovative and cost effective solutions that limit unforeseen costs and uncertainties that slow projects and increase costs during the planning or construction phases.  Project design and implementation is a team effort that allows cost and time savings, focusing effort on quality rather than process to achieve the best possible design result with the minimal amount of resource expenditure.

We approach development at AENA like other aspects of our practice by utilizing an integrated methodology.  By teaming architects with expediters we can quickly understand the zoning and financial feasibility of a proposed project.  AENA has an intricate understanding of building codes and all the various authorities having jurisdiction for project approval.  This first hand knowledge of the time and costs associated with each step in the process, allows for the length of approval to be decreased or set in an achievable timetable.  Similarly, we can quickly assess construction costs and impediments during early phases of planning due to our construction trade and design integration.

In typical design-bid-build delivery methodology, a step by step approach is taken to seek approval, prepare design documents, bid the project and proceed to construction.  AENA is capable of providing full design-bid-build services for our clients by consulting on the decision making process every step of the way and providing services to seek approvals and prepare bid documents in conformance with approvals, then work to obtain sign-offs from authorities having jurisdiction.   AENA also has the capability to provide design-build project delivery along with development services.  In this case AENA is contracted to handle everything from design through construction to close-out in a turn-key manner.  This allows the client to be passive in the process, or be engaged on any level including full management of the process.

AENA also provides financing for our projects that can take many forms depending upon project circumstances.  We partner with our clients to find workable project delivery methods that include profit sharing or direct financing.

The final step in most development projects are sales.  For AENA, working to sell the project begins before construction and during the design process.  We will develop a marketing plan for the project complete with brochures, websites, and sales price analysis.  If a Real Estate Broker is contracted, AENA will work with them to insure they understand every aspect of the project so that they can in turn inform potential buyers for marketing purposes. 

The aim of the Development Services provided by AENA is to create a partnership with the client for the length of the project and beyond.  We offer all the necessary services to complete any project and allow an investor to be a passive partner, or assume as many active roles as they may prefer to assume.  By building a partnership AENA can work with the client to develop a project that has an innovative design, is well constructed, and most importantly profitable.
